Facilities Management


Facilities Management (FMGT) is an evolving profession that seeks to sustainably integrate the natural environment with the built environment. The built environment consists of all the physical assets humans utilize to produce the goods and services that maintain our standard of living. Today’s intelligent buildings and infrastructures require managers who can operate within an interdisciplinary, diverse, and global work environment that relies on integrated information management systems. FMGT professionals need a solid foundation in sustainable best-practices to efficiently and cost-effectively integrate human assets with an organization’s critical physical and technical assets.

The FMGT concentration within the Bachelor of Applied Sciences degree at the University of Hawai’i – West Oʻahu combines STEM competencies with managerial principles to meet the demand for leadership within the work environment. This academic pathway is designed to prepare students and working professionals for positions in the sustainable facility and infrastructure management professions. Students will be exposed to topics such as project management; operations & maintenance; corporate real estate, interior programming, & space planning; environment, health, & safety; and other specialized areas of FMGT study. Courses at UH West Oʻahu are offered in-class and through distance learning instruction.


The FMGT concentration provides students a solid foundation for achieving the following IFMA professional certifications:

  • Facility Management Professional (FMP®) designation recognizes competency with the essential core facilities management practices.
  • Sustainable Facility Professional (SFP®) designation recognizes competency with the sustainable facilities management practices.
  • Certified Facility Manager (CFM®) designation recognizes competency with the facilities management leadership practices.


Potential career opportunities include V/P of Facilities, Director of Facilities, Facility Managers, Plant Managers, Building Managers, Property Manager, Infrastructure Managers, Operations Managers, Maintenance Managers, and Sustainability Managers within a variety of industrial, commercial, residential, recreational, governmental, and critical infrastructure sectors.

FMGT 301: Finance, Business, and Project Management for Facilities 
This course introduces finance, business, and project management for facilities managers.  Topics include financial management, procurement, contracting, and project management processes as related to the operations and maintenance of facilities. Students who successfully complete the course will be prepared for the Finance & Business examination and the Project Management examination for certification as Facility Management Professionals.

FMGT 302: Operations, Leadership, and Strategy for Facilities 
This course introduces the fundamentals of building operations and maintenance and leadership and strategy for facilities managers.  Topics in the first portion of the course include assessing facility needs, managing operations and maintenance of equipment and systems, overseeing occupant services, managing service providers, and measuring performance.  Topics in the second portion of the course include strategic planning and leadership within the context of facilities management. Students who successfully complete the course will be prepared for the Operations Maintenance examination and the Leadership & Strategy examination for certification as Facility Management Professionals.

FMGT 330: Sustainability in Facility Management 
This course provides an in-depth examination of the strategic and operational aspects of sustainable facilities.  Topics include the eight major categories of sustainability (energy, water, materials and resources, workplace management, indoor environment, services, waste, and site impact), as well as sustainable business management practices.  Students who successfully complete the course will be prepared for certification as Sustainable Facility Professionals.

In Development:

Principles and Practices for Facilities 
This course introduces students to the relevant principles and practices for the delivery of efficient and effective facility management services including organizational, managerial, ethical, and legal principles. Students will understand the history of FM; interrelationships between the facility unit and the overall corporate structure; regulatory and legal issues; corporate culture; contracts; purchasing & procurement; ethical principles; and project & personnel management.

Real Estate and Space Planning for Facilities
This course introduces students to the best-practices for managing the corporate real estate (CRE) and space planning portfolios. Students will utilize CRE knowledge and tools to effectively manage property assets as an investment and/or profit center. Students will apply CRE concepts for master planning, property financial analysis, market and value analysis, acquisition assessment, ownership/leasing management, and constituent service. Students will also understand concepts for interior programming, space planning, and property/facility design parameters as well as legal issues, disposal issues, and future trends.

Environmental, Health, and Safety for Facilities 
This course provides students a solid foundation in the concepts of environmental, health and safety management to promote and protect health, safety, security of the organization’s human, physical, and technical assets. Students will understand what constitutes a best-practice EHS management system. Students will learn the relevant moral & legal issues; laws & regulations; fire protection & life safety; accident causation & prevention; emergency preparedness; ergonomics; indoor air quality; and hazardous waste disposal principles to enhance organizational performance, comfort, and satisfaction.


The FMGT concentration is offered in partnership with sponsors including the IFMA Hawaii Chapter, Hawaiian Society for Healthcare Engineering, Hawaii Energy, Trane, Honolulu Department of Facility Maintenance, Naval Facilities, and the Office of Naval Research. These and other industry partners serve on an advisory board to ensure specialized areas of study remain relevant and appropriate for Hawai‘i’s workforce needs.
